Waking up in middle of deep sleep gasping for air, like I can't get enough into my system/lungs

For the last few months, I have been experiencing (on and off, but more frequently lately) a sudden feeling of suffocation, like I can't get enough air into my lungs along with extreme leg cramping in the middle of the night.
It's a feeling of like - the air in my room is thin, or not enough oxygen is getting to my heart, I get up half asleep- gasping, and have to get out of bed to go outside to get Fresh Air & have to inhale deeply through my mouth as well, until I feel my chest tightness & heart calm down some. I then proceed to rinse my sinuses, even though they are clear.
For the leg cramps I take Robaxin/Methocarbamol, but together the cramping, chest tightening, and gasping for air, has me extremely concerned.
I have had allergies, but I take my allergy medication, and was given sinus rinses with Budesonide (Pulmicort) + Saline Irrigation/Rinse & Budesonide. However, these symptoms appear mainly at NIGHT Only, while asleep, and not during my typical allergy season. Also, my allergies never had me waking up gasping for air in the past. They mainly gave me a constant runny nose, itchy eyes and sneezing. I'm not congested, although I feel like my sinuses are somewhat swollen, since I can't get enough air into my lungs, and the air feels thin, like a full breathe doesn't fill oxygenate my lungs and system enough. I find I breath through my nose, but have to open my mouth to fill my lungs enough, to feel like I am breathing properly.
Also, I'm finding the rinsing is not helping, and I will wake up several times at night gasping for air, even after I rinse.
The last time this happened I called the Fire Dept. because the advice nurse told me to, and I was told it was a "panic attack" and stress, and to see a Dr. I DON'T BELIEVE THIS IS THE CASE!
I know my body, and This is Happening When I'm RELAXED and Asleep!
I'm relatively healthy, work out daily, (when I'm not too exhausted from not sleeping due to these episodes),but all my vitals are normal, and my regular Dr. hasn't been able to figure things out, so I’m writing here, in hopes someone else is experiencing similar episodes.

Also, I have noticed when I’m exercising as well, I can’t get enough air into my lungs, although I’m breathing full breaths-it’s like the oxygen coming in is thin/light, and not getting to my heart. I find I am breathing heavier & have had to slow down because my heart rate rises beyond the heart rate zone my body is accustomed to.

My hope is to find out:
• What could be causing me to have these scary episodes?
• Has anyone else out there experienced the same and what did you do?
• Did you see a regular Dr. or a Specialist?
• What did they say or do?
• Any suggestions on what could be causing me to experience this?
• Any remedies?
